How long does a fire watch last?

Impairments: until restoration

The fire code’s logic is simple: the watch stands in for the system, so it stands until the system is back. Section 901.7 of the International Fire Code, adopted by Houston with local amendments, requires the watch, where the fire code official calls for it, until the system is restored, and restoration means tested and confirmed, not the contractor’s departure. A planned two-hour valve closure is a two-hour watch. A pump rebuild waiting on parts is a watch that runs in shifts for as long as the parts take. Hot work: the work plus the post-work period

Sparks and slag start fires an hour after the torch is off, in insulation, dust and voids. OSHA’s 29 CFR 1910.252(a)(2)(iii) requires the fire watch to be maintained at least 30 minutes after the work is completed. NFPA 51B, which most hot work permit systems follow, requires at least an hour and allows the permit authorizing individual to require additional monitoring. The permit and the authority having jurisdiction decide which applies on a given job; Price Protection staffs whichever window the permit sets.

Is there a maximum?

Not in the code. Some authorities and insurers set a limit on how long a building may operate under a fire watch before other measures are required, and a long impairment is a conversation with the fire marshal about the repair schedule. In practice, watches that run for weeks happen: a hurricane-damaged system, a panel replacement waiting on equipment, a building in receivership. They are staffed in shifts with handovers logged.
